Your Land in Israel (YLI) and its partners have purchased, from a private landowner in Israel, a specific tract of land on Mt. Carmel, in the city of Haifa, in the nation of Israel.  The land was purchased for this sole purpose. The land was purchased with no mortgage, and is owned free and clear by YLI and its partners.  The parcel is approximately 1.5 acres in area. The transaction is officially completed and on record with the Israeli government.  Please contact us should you require Israeli tax-map information to verify our ownership of this land.

By working with Plass, Rockefeller, & Nucci, a licensed surveyor that has been in business for almost 100 years, the land was divided internally by the members of YLI into four regions, which are named: Milk & HoneyProphet ElijahDeborah, andCarmelite. Within these four regions, the land was further divided into cubits. The Macedonian Cubit, estimated to be approximately 14 inches in length (Wikipedia), was used for this subdivision.  Through this subdivision, YLI can identify the location of any particular cubit on the property. As cubits are purchased, they are specifically assigned to each purchaser or their designee.

Rabbi Shaul Shimon Deutsch, the founder and director of the world-renowned Living Torah Museum in New York, NY, issued a report to lay the legal basis of this land division under Jewish laws in biblical times as interpreted from the Torah, Talmud, Mishneh Torah, and Shulchan Aruch.  According to Rabbi Deutsch, “This land transaction is set up in accordance with the formula described in Rabbi Maimonides’ Code of Jewish Law relating to the laws of Eretz Yisroel (The Land of Israel).”  Rabbi Shaul Shimon Deutsch and his Living Torah Museum have been featured regularly in publications such as Biblical Archaeology Review (December 2004, December 2006), and Mishpacha/Jewish Family Weekly (November, 2006). Rabbi Deutsch is a true expert in this field.

Some of the sources used by Rabbi Deutsch and his colleagues in their report are listed as Bamidbar 26:52, Yerushalmi Yoms 20a, Megilla 6a, Bava Batra 117a – 118a, Sefer Yehoishua 7:20, Tanchuma Yalkut Shimoni 18, and Shulchan Aruch (Hilchois Nachlois) Perek 6-8.  To prepare this report, Rabbi Deutsch relied on the knowledge of his respected colleagues in the field of Jewish Law.  He also relied on his own expertise from being a life-long student of Talmud, an expert in Jewish history and archaeology, and the Founder and Director of the Living Torah Museum in New York. The people at YLI do not profess to be scholars in Jewish law.  However, for this land division, we are relying on the opinions of Rabbi Deutsch and his colleagues, stated herewith.

We want to be very clear here:  Your cubit is not considered a legal security under the laws of the United States Securities and Exchange Commission, nor will the names of you or your designees be recorded on the official land records of the Israeli government. The names of you or your designees will be recorded in the YLI land ownership records, and in accordance with Jewish Law according to the opinion provided to YLI by Rabbi Deutsch and his colleagues at the Living Torah Museum. Once again, as stated by Rabbi Deutsch, “This land transaction is set up in accordance with the formula described in Rabbi Maimonides’ Code of Jewish Law (Hilchois Nachlois) relating to the laws of Eretz Yisroel (The Land of Israel).”

A few common questions and their answers to help you gain confidence in this important purchase.

  1. Can I build anything on my property?     No.  The land on Mt. Carmel is zoned to remain as open space/parkland.
  1. Will I be responsible for any additional charges after I purchase this land?  No.  All taxes and maintenance fees will be paid by YLI.
  1. What organization is issuing the Land Deed Certificate and Official Surveyor’s Map?  Are these legal documents?  The Deed Certificate you will receive was issued by YLI in order to provide an attractive, frame-ready memento to commemorate your purchase of these cubits in Israel on Mt. Carmel and your support of certain important charities through this purchase. The certificate will serve as official proof that you or your designees have purchased this land on Mt. Carmel in Israel, and all of the internally granted rights that your purchase entitles you.  While the land deed certificate is an official YLI document, we want to be very clear that this is an internal subdivision, and it will not be recorded with the Israeli government.  The Official Surveyor’s Map was issued by YLI in order to provide an attractive, frame-ready memento to pinpoint the location of the cubit(s) you purchased in Israel on Mt. Carmel. This is an official map created by YLI that will serve to solve any potential boundary dispute between purchasers of YLI’s cubits, and therefore should be retained for your records. While this is an official YLI document, it is not an Israeli government-issued tax-map.
  1. Why Mount Carmel?  Why Israel?  What does this symbolize? 
  • Mount Carmel is a coastal mountain range in Israel coastal overlooking the Mediterranean Sea.  It's name is derived from the Hebrew "Karem El" which means 'vineyards of God'. (Wikipedia)
  • Mt. Carmel is holy because the prophet Elijah lived there, and where, in one of the bible’s greatest miracles, he slew the 450 false prophets of Baal. Excavations on Mount Carmel in 1958 uncovered what is seen as Elijah's altar, the cave where he lived, and the fountain of Elijah.
  • Mt. Carmel symbolizes fertility and strength: Solomon praised his beloved, “Your head crowns you like Mt. Carmel.” (SONG 7:5) To be given the splendor of Mt. Carmel was to be “blessed indeed.”  (ISA 35:2)  But for Carmel to wither was a sign of devastating judgment. (NAHUM 1:4)
  • Mt. Carmel also symbolizes harmonious co-existence across different religious faiths, as the Carmelite constitution stated: “From the times when the prophet Elijah dwelt devoutly on Mount Carmel, holy fathers both of the old and new Testament... lived praiseworthy lives in holy penitence by the fountain of (Elijah) in a holy succession uninterruptedly maintained.” (Wikipedia)
  1. How much will YLI be giving to charity as the result of this sale?  According to Maimonides’ Code of Jewish Law (249:1), “A person should give a tenth of his earnings to charity.
