TENANTS

Currently we rent this property out to tenants and they will come with the sale of the property. The tenants have a 4 year contract, with 2 years left on this. However, under Swedish law, and under the terms of the contract, the landlord can end the tenancy before this time with 3 months notice, or the tenants can end the tenancy with 2 months notice. The tenants pays us 2430 Swedish Kroner rental per calendar month and pay their own electricity, septic tank emptying, council tax etc.

The property is also a 2 hours drive to the Norway Border. 

RUNNING COSTS

The tenants pay the bills

a rough guide to running costs if you were living there are:

electricity for heating etc costs around £250-300 per month in winter and around £50per month or so in summer.

You have to pay a tax to the local kommun (council) each year, around £150.

 

 

PURCHASE COSTS

House price plus 6000 - 7000 Swedish Kroner (SEK) (approx £600-£700). The fees are payable at the time the contracts are signed.

A 1.5% tax on the purchase price is payable to the Swedish government, plus 800 SEK (approx £80). This is payable after the purchase

The transfer of ownership will be taken care of by our Bank in Sweden which is a very straight forward process.
