Stunning 2 acre lake set within 8 acres of one of the most outstanding areas of natural beauty in the Champagne Ardenne region of France. The mature grounds with attractive trees, bushes and woodland are fully enclosed making it an ideal setting for a peaceful and relaxing holiday. This venue is ideal for the whole family or 3 couples to enjoy the exclusive use of there own piece of tranquility, there is also a small island via a bridge with a swim.

The Lake is completely private and fishing 24 hrs is permitted, there is complete access around the lake on foot and car parking is adjacent the lake. All the carp that have been introduced to the lake have been bred locally by a well known french fish farmer whose fish are renowned for their powerful fighting qualities.  There is also a stock pond which is currently used for breeding carp ready to go into main lake.  The lake is fully stocked with a good head of carp upto 50lbs.

Local Area a 5 mins drive away where you will find a small shop for essentials ie bread, milk, hams etc, Hotel/Restaurant, pharmacy and a bank. Vouziers is about a 20mins driveway which is a small town with various restaurants/cafes, bakers, banks, supermarkets etc There are lots of attractions/things to do, including many of both the World Wars for the whole family to enjoy within the area if you are looking to explore the beautiful Champagne-Ardenne region of France. The lake is within easy access to the motorway and only 3.5 hrs from Calais.

Owners Accommodation is a single story chalet style timber clad design which was completely renovated by ourselves 5 years ago it comprises of 1 large double bedroom complete with 2 free standing wardrobes, with matching double bed and matching bedside cabinets, open plan lounge/kitchen with breakfast bar fully fitted black gloss kitchen complete with fridge/freezer, dishwasher, washing machine, over and hob.  There is a feature wood burner in the lounge and a separate bathroom with large corner shower, wc and built in basin/vanity unit complete with under floor heating.  There is an outside veranda with roof 6m x 10m which is fantastic for entertaining together with wonderful countryside views or lake views.  This area is completely fenced and private from lake and mobile home.

Anglers Accommodation is a 5* mobile home which features one double bedroom with ensuite, two twin bedrooms with separate wc and separate shower room, open plan lounge, with fire, dining table and chairs sofas, tv & freeview satellite, kitchen complete with fridge/freezer, oven/hob, microwave etc. Outside decking veranda overlooking lake.

Both properties have mains water and electricity.

There are 3 storage sheds complete with chest freezers for bait storage etc.

The sale price includes lake, owners lodge & guest mobile home including all furnishings together with website and bookings for 2014, this lake is for sale either as an established business or for personal use, the lake is currently rented out at £995 per week for the exclusive use of mobile home and lake (not including owners accommodation).
