  • ABOUT THE CLAIM: Type: Placer Unpatented Mining Claim. Lode potential on the west side of the Claim. It is only 5 miles to the town of Georgetown and only 35 miles from Denver Metro. This Claim has complete public access and is bordered on all sides by public land. The Claim has a Creek running straight through it. Ample Hotels and Gambling in the close towns of Blackhawk, Georgetown, and Central City, however, Denver is an easy access on I70. When Gold was discovered in 1859, the Boomtown of Georgetown was created and a trail between Georgetown and Grant was also created for the mining supplies, and mules needed for the mines in the area of what is now Guanella Pass. The Guanella Pass Scenic and Historic Byway follows an old wagon route that linked the mining towns of Georgetown and Grant. The pass sits in the broad band known as the "mineral belt," running from near Ward through Leadville into the San Juan Mountains.




  • ACCESS: All public access right up to the Claim on Paved Guanella Pass. From Georgetown, just follow the Guanella Pass signs and head up into the mountains overlooking Georgetown. Guanella Pass is a beautiful scenic route with a well maintained road.

  • WHAT DOES THE BUYER NEED TO DO?:
  • EMSS, Inc. will complete the documentation and transfer with the County and BLM to transfer ownership to the buyer. We handle ALL the documentation to transfer ownership including all the financing documentation if applicable. You just need to win the auction, pay the winning bid (Or finance it), and go out and enjoy your new Claim once the transfer/Closing is complete. Once you own the Claim, you need to pay the BLM a $140/year fee prior to 9-1 of every year or the Claim ownership will be considered abandoned by the BLM and be cancelled. They make no exceptions to the 9-1 deadline, so you should pay them early. The next deadline on this Claim is 9-1-2014. We can make this payment for you if we collect for it at Closing.

  • LOCATION:
  • Clear Creek County has a vast history of mining and this Claim is near the county border of Park County. Just out of Denver (35 Miles from Claim), it has easy access on HWY and paved roads all the way into the Claim. I do not give out the exact location in the listing to try and keep Claim Jumpers away or at least keep them guessing and also, this Claim is a great bug-out location for all the preppers interested in this Claim. Giving out the location would help me sell the Claim, but everyone and there brother would then know where it is. You can get to this Claim with any vehicle including an RV.

  • STAKING:
  • This Claim complies with BLM staking requirements at time of location, and GPS Coordinates will be given for each corner of the claim upon receipt of deposit. Please note that hikers and campers sometimes remove stakes, so do not depend on stakes for the location, always bring a GPS and refer to the legal description.

  • RECORDINGS:
  • This claim has been recorded with the County and BLM in accordance with required time frames.

  • FINANCING:
  • We generally offer financing with 50% down with payments on the balance amortized over 12 months at a 4% fixed rate. Credit Scores mean nothing to us, we are people not numbers, your down payment shows credibility and intent to pay. EMSS, Inc. will provide all the documents needed to be signed and WILL Quit Claim the Claim to the Buyer even when financed, with a lien encumbered on the Claim until paid in full and release of lien upon final payment.   • Q: Was the Claim and/or roads to the Claim effected by the recent Floods?
    Answer: NO. I inspected this Claim in September after the floods, and the area, roads, and Claim were not effected at all by the rains/floods.

    Q: Does the Creek run year-round?
    Answer: YES. It is very consistant throughout the year.

    Q: Do you have other claims near this one that you will sell?
    Answer: YES. Make sure you bid on this claim because even if you do not win this auction, I can send you information on other Claims I have that I can sell you through Ebay.

    Q: Do you offer a Gold and BLM Guarantee?
    Answer: YES. This is NOT a Guarantee that you will find gold. This is to give you time to go to the Claim and test for gold and if you do not find any, the Guarantee comes in play. While we found gold on the Claim while test panning during location, that does not mean that you will, and we want you to be satisfied with your results, so we have the 30 day guarantee.     Q: Do you Finance?
    Answer: YES. I will draft all the documents for your signature(s) and send them to you through email. You simply return them signed through regular mail with your down payment and Closing Costs minus Deposit.

    Q: Can I change the name of the Claim?
    Answer: YES. We will have it officially renamed with the BLM for you for an additional $100. Maybe name it after your family name for history.

    Q: If I Finance, do you transfer the Deed before it is paid-off?
    Answer: YES. A Quit Claim Deed transferring ownership to the buyer is recorded after Closing funds clear. You are the full owner after Closing even if Financed.

    Q: Do I need to qualify or verify income for Financing?
    Answer: NO. I do have income requirements, or asset requirements other than the down payment receipt.

    Q: How long will the Closing/Purchase process take?
    Answer: Once funds are received and cleared, it should take about a week to Close and another week to transfer the Claim Ownership with the BLM and County.

    Q: This listing looks like I have seen it before, whats the deal?
    Answer: I try to keep a consistency with my listings, so they can sometimes look similar, or it may have been sold and the buyer fell through.

    Q: Have you worked this Claim?
    Answer: NO. This is not a 2nd hand Claim. Why would you buy a Claim from someone that says they have found lots of gold on a claim? Doesn't that imply that they found it all and that's why they are selling it? Just a thought. Please note that at discovery, hand panning/sluicing was performed to discover qualifying minerals and stake the Claim.
