Original watercolor / gouache painting of the North Shore Hotel in Evanston, Illinois by noted postcard artist Theodore "Ted" Lewy.   This piece was almost certainly the source of an actual postcard.   I couldn't find an image of the printed card, but there is a black and white proof included on the exterior as shown and Lewy has written on the mat "Please compare by painting with the unattractive post card."  This would frame up nicely and would be great in a City museum or other Evanston collection.
