TERMS 

I am selling the lot for $2,250 (monthly payments accepted).  There is no minimum which must be met on the bid.  The bid amount is added to the total sale price above. You can either make arrangements for full payment upon securing the winning bid or arrange for $100 monthly payment with NO interest charges.

I am very flexible and willing to work with any buyer.  There are NO pre-payment penalties so you can pay the balance off early if you wish.  There are NO credit or background checks as prerequisite to buying.  A special warranty deed will be provided at the completion of payments.

I've attached an Assessor’s Plat from the Navajo County Recorder. Your 2.50 acres is marked of the plats.  The legal description is Rancho #94, Lots 64 and 65; parcel number 105-58-400 and 401.  The size of the combined lots is: 346 feet wide in the front and 332 feet deep.

Sun Valley is a small town in Navajo County with its own exit from Interstate 40.  The temperature there is 85 when Phoenix is 106 because of its elevation.  Utilities are in the area but not to the property.  Like most property in the west, you will need a well for water.

Employment opportunities can be found in Holbrook, a key trade center in northeastern Arizona.  These opportunities include: the Cholla Power Plant (Arizona's largest coal fired generation station), positions in the tourism industry and government employment; further information can be found at the following links:

Recreational Activities

·    The Painted Desert (45 minute drive) is an area of badlands and buttes that boasts colorful fine-rock formations of lavenders, shades of gray, and vibrant colors of red, orange, and pink. The colors change throughout the day from sunrise to sunset.

  The Petrified Forest National Park (1 hour drive) contains sparkling petrified pine tree forests and fossilized dinosaur tracks.  Remnants of the largest concentration of sun calendars and other artifacts of ancient Native American tribes can still be found at the park. 

·    Meteor Crater (1 hour drive)is located near Holbrook and was created about 50,000 years ago.  The tourist attraction includes an astronaut museum with interactive exhibits.
