The condition of the album is almost perfect. It looks to be in perfect condition except for a small amount of rust present around the page holes - from the metal rings in the ring binder - in the first couple of pages. Otherwise the pages and the stamps appear to be as good as the day the album was put together. No aging that I can see. Check out the scans above to use your own judgement.
There are 47 countries represented in the album. Most are mint stamps and miniature sheets but other items are present e.g. Papua New Guinea produced a souvenir envelope. Most of the stamps, miniature sheets and other items were produced especially for Ausipex 84.

These albums appear to be pretty scarce (there were no others that I could find on eBay at the time of putting this ad. together). Did find one that was almost the same (but not identical) sold on Stampboards.com in 2013 and that went for $150 then (and the blub with that ad indicates that it cost over $1,000 in 1984).
I searched eBay for the stamps in the pages and utilising the cheapest items on ebay (or from elsewhere when I couldn't find them on eBay) and not including postage, the present day cost of the stamps was well over $500. And this doesn't include the album itself and the wonderful presentation on heavyweight album page stock. Nor does it cover the time and effort needed to put this unique collection together.
