Advanced Dungeons & Dragons accessory module #9556 "Dungeon Builder's Guidebook", published in 1995 by TSR/Wizards of the Coast.  In very good condition, with very little wear and age evident on the front and back cover, but with some chipping (mouse-chew?) on the bottom corner of the spine.
