1972 and the 70s in general was a really good year for horror novels.  This book is very psychological and descriptive in the way it plays out. 

The story is timeless, filthy cheating trifling people on a property with its own cemetary that is definitely and categorically haunted, complete with its own spirit filled waters, looking to feed off of all that crappy energy, and weak individuals making poor choices feeling sorry for themselves only to become consumed with the affliction.  It's worth a read!!!
