On the top floor is our penthouse with terraces all around the building. We live in this penthouse ourselves.

The entire property is connected to the municipal water supply.

Parking for visitors or residents is possible in front of the house.

Air conditioning is installed in the two separate apartments in the penthouse.
A pleasant sea breeze all year round makes air conditioning unnecessary.

Separate scaffolding is available for work on the exterior facade or roof.
Repairs and maintenance work on the entire building are always carried out as quickly as possible by our own janitor.
He lives in a separate apartment free of charge and is available to the tenants
as a contact person even when the owners are absent.

A new elevator from Schindler was put into operation in January 2023.
Access to the penthouse is only possible with a key.

The property was built by a German honorary consul as part of a hotel complex.
The original plans included a discotheque, a casino, apartments and a helipad on the roof.

Unfortunately, the American clients were unable to take over the building after completion for financial reasons.

Since purchased directly from the honorary consul over 23 years ago, we have transformed the
converted the property into a purely residential building according to our ideas and
with German thoroughness in an excellent condition.

We have completely redesigned and renovated apartments in various sizes from 55 m² to 130 m².
All apartments are furnished and have balconies or terraces.

The commercial premises on the first floor and the gallery on the upper floor have a

Why is it being sold?

When we bought the building 23 years ago, we realized our dream.

We wanted to stay where it was warm and beautiful and the people were friendly and peaceful in our old age.

To own a property almost directly by the sea that promised us a pleasant life in a perfect environment.

Decent rental income for a good income to live carefree.

We have achieved all of this!

Costa Rica is one of the oldest democracies in Latin America and the only country in the world where there is no military.
Jaco is one of the wealthiest cities in Costa Rica.

Unfortunately, a member of our family was diagnosed with Parkinson's a few years ago.
Brain surgery was performed in 2023 in a specialized clinic in Germany.
He will have to return to Germany for further treatment.

This is the only reason why we are thinking of selling our dream home in Costa Rica.

We are selling our company Torre Bavaria S.A., which we founded in 2000.
The company owns the entire property with all its components.
The shares of the company are held by only 2 family members.
By selling the company, the buyer saves the real estate transfer tax!
The sale price includes the building, the complete furnishing of all apartments
as well as the complete furnishing of our penthouse.
All taxes and community fees have always been paid on time.
A local tax office takes care of all formalities.

Legal takeover
We have had a lawyer and notary for 24 years who has been with us all these
years and is the ideal contact person for tax and legal issues.
He also helps us with the Residenzia.

Purchase contracts are concluded with him and the transaction is handled by a trust company.
Everything is legal and proper. Only serious offers are accepted.

Our lawyer speaks 4 languages, including excellent English.
