The boiler is used but in very good working order and only been used to heat underfloor heating. Bought and installed since 2018, made in 2017. The boiler has recently (January 2024) been serviced. No sludge and completely clean. It comes complete with the magnectic cleaner, circulating pump and a vertical flu of 4 meters (Grant white vertical flu)
