Here is a typical example of Return on Investment (ROI):
One of our members who has significant ownership shares in 5 IP apartments and made an investment of 14023 (approx. 26% share) in IP6 Apartment with balcony/pool and his net rental income return for 2019, paid in Jan 2020 was 556.80. The ROI was 4%. Note: that the ROI is dependent on the annual occupancy level and total rental income generated for the year. The rental income is subdivided amongst the share owner members based on their % share ownership. So if they have a 10% share ownership of an IP they receive a 10% share of the net rental income.

NEWS FLASH: The Med Syndicate has now reached the significant milestone of 15 members. Upon reaching the 12 member threshold a membership vote was concluded resulting in an increase to the final and absolute threshold limit to 24+1 members. This will actually be 24 and only ever reach 25 if upon reaching 24 members a potential new member investor proposes/intends to make a considerable size investment. Minimum Initial Investment is now 2000 which has been increased to deter anyone from just investing 1000 for the sole purpose of accessing cheap holidays and 50% rental discounts! The weekly guest rental rates for an apartment range from 300- 450 a week. Based on a rental of say 350 the annual return on  investment (investor members rental income) will be as follows if investing:-
2000 = 80 – 120.
5000 = 200 – 300.
10000 = 400 – 600.
15000 = 600 - 900.
20000 = 800 - 1200.
Whilst your equity value appreciates by 5-10% a year.
So if you invest 10000 in an IP you will receive 400-600 rental income return in Jan each year and your equity will have also grown in value from 10000 to 10500-11000 after year one. Over 5 years you will have received 2000-3000 rental income. And your equity value will have also grown to 13000-14000. Over 10 years your RIO will be 4000-6000.

The Med Syndicate UK Model is 'REAL ownership' and vastly superior and very different from the bad idea of Timeshare...........Why?

A timeshare purchase only gives the buyer the right to use the property for a designated length of time, usually one or two weeks per year (so basically you only own fixed weeks usage) . There are multiple buyers; each has the same right/amount of usage. However, the real property owner is independent of the timeshare members and their fixed few weeks ownership per year. So timeshare members don't actually own any part of the asset only fixed week usage.

The primary benefit of timeshare ownership is the right to use a vacation home for the same week or two every year without being required to make reservations. That's it!!

Med syndicate member ownership is a method of property purchase involving several member investor buyers, typically 4-8. Each owner holds a % share actual ownership of the property based on the investment contribution made. Members have a % ownership share in the IP asset which reflects the investment made. When members sell a share in an IP they receive the market value for that share. Med syndicate member ownership allows discounted personal usage access to any IP for 1-52 weeks a year, subject to booking availability.

Timeshare limits access to the property to one to two weeks per year. Be extremely careful with Timeshare contracts and there small print!

Equity and Investment Value

With Med syndicate ownership, the member owns a % share of the equity in a valuable asset based on the amount of investment made. As the value of the property appreciates, the value of the members equity share also appreciates. A net capital gain is realized should the member sell his/her share or the group of member owners decide to sell the entire property. As a result, lending institutions view the Med syndicate ownership model as a much securer and valuable investment than a risky limited timeshare and are more willing to finance a purchase to such a model. Although the Med syndicate do not use financing and members purchase IPs outright.

Timeshare ownership only entitles the buyer to occupy for a week or two per year. No benefit is realized from a change in the value of the actual property. The property title is 100% owned by the independent principal owner. In fact, timeshare values tend to decrease over time; therefore lending institutions are extremely reluctant to issue mortgages. Since they are considered a much higher risk, any financing available tends to be more expensive with much higher interest rates.

Also with Timeshare, maintenance fees increase with time. This makes a timeshare resale very difficult and almost impossible in many cases. In past years there have been cases in which an owner has offered to give away a timeshare for free because of the monthly maintenance fees.

With the Med syndicate member owners are not impacted by monthly fees and they benefit from equity growth and annual rental income returns whilst watching their equity grow. There are no maintenance fees and all running costs are catered for from the gross rental income.

I only became a member during the third quarter last year after taking early retirement in January 2018. I happened upon the Med Syndicate via the listing on eBay and although somewhat initially skeptical (given the amount of dodgy looking adverts on the web in general) I decided to give it a go.
I’m so glad I did as we have just spent a thoroughly enjoyable week in IP6.
The apartment is well located close to the port and beach and opposite the beautifully kept Park of Nations (good for a jog or walk to start the day). The apartment layout works perfectly either for a couple or family of up to 5 people. Tracy has thought of virtually everything you could ever wish to need and I urge members to try it out for themselves. You won’t be disappointed.
As I member I paid 20 per day which has to be the best value week we have had in a long time. The holiday season in Torrevieja is of a good length so whether your after a short break in the sun early in the year or a week by the pool in peak season (which the apartment overlooks) the apartment is a good option.  It has strengthened my belief in the Med Syndicate and I look forward to other IP’s coming to fruition.
To summarise.....
In our opinion the apartment should rent out easily, was an excellent purchase and should give members a decent return over the coming years both as an investment and for rental returns. I believe the Med Syndicate model to be unique in what it has to offer investor members. The property growth curve in Spain is still at a young stage and offers many different options to investors whatever your own reasons for investing may be.

Hi All,    I hope you are all well?   

And have enjoyed the brilliant sunshine over the Easter weekend here in the UK, unlike Torrevieja, which on the day I left the torrential rain started to fall. I arrived in Spain on Monday with my good lady Shelly. to be meet my Tracy after a year of conversing via emails, we at last meet, What a brilliant way to start the break Tracy is the most genuine, kind-hearted, helpful, trustworthy person, I have met in a long time, adorning his 118 118 moustache, I couldn't help sport him straight away. After a chat in his car on the way to IP6, Tracy's passion and enthusiasm for the Med Syndicate was shown through,any niggling doubts i ever had  where gone the moment i meet him. The Apartment felt warm and welcoming, and nearly every thing you may need was there except drinks coasters, and a shoulder blanket for the balcony table. (all of which turned up during our stay), the table which i might just point out was a good choice from the two Paul's, was brilliant for morning croissants. (The cornflakes went untouched.)   The apartment is in a brilliant position, its a 10-15 minute walk to the main plaza, where you could enjoy the evening with a couple of beers (or was it more Tracy). it was brilliant to go for a morning run around the Park just opposite the Apartment, and a stroll in the afternoon watching the ducks and chickens, The Roof top and Pool are accessible via a key fob this took 3 days to work out , but you can get your bearings from the roof top and even enjoy a relaxing sun bath on the portable chairs on the balcony. and the pool was so cold, but still went for a swim. Word of warning please do not look over the roof wall facing the park , you might see more than you want.I would recommend you all to stay for a few days,  i some times wonder, all though a brilliant holiday apartment, would it be better to make a regular income all year around to rent the apartment to a Spanish family, this would help grow the syndicate pot a little quicker, (thoughts Tracy)

What is Shared Ownership?

Own FREEHOLD Spanish Property on the Med at a Fraction of the Cost

Now you can own your own investment properties (IP's) in Spain at a fraction of the cost. Med syndicate shared ownership allows you to buy a share in a property with fellow investors (syndicate members) by pooling investment funds. Unlike timeshare, you and the people you jointly purchase the IP with are the legal owners of the property. And your % share is reflected in the amount you choose to invest in an IP. Shared or fractional ownership of property abroad is becoming increasingly popular for UK and European buyers. A share in an IP grants you a percentage ownership of that property in co ownership with other investing syndicate members. All legally documented and protected.

The Med Syndicate was established by a group of friends and professional associates in June 2015. There are many potential small investors who are not able to purchase a property in the med sun of their own outright but can now do so jointly with other like-minded small investors via the Med Syndicate. A simple low cost example of an IP purchase would be as follows:-

An IP Apartment purchase with all in costs including legals and taxes = 50000

5 members opt to invest in the IP

1 member invests 20000 which results in a 40% share of the apartment

2 members Invest 10000 each which results in a 20% share each of the apartment

1 member invests 8000 which results in a 16% share of the apartment

1 member invests 2000 which results in a 4% share of the apartment

= 100%

Rental income returns are proportional to the % share a member has of an IP apartment.

So, if the rental income earned in one year was 5000 the member with a 20% share would be entitled to 1250 of the rental income generated. Whilst they watch their share of equity grow in value and particularly now because the Spanish Property Market is at the base of a projected steady 10+ year growth curve!

Members can choose to sell any shares they have in an IP after a period of 2 years if they so wish. Obviously the longer the member holds onto the share the greater the benefit later and the greater the rental income received over the period of ownership.

The typical cost of 1 full share in an IP is between 6000- 10000. The minimum investment required to take up membership is 2000 per IP which would be an investment in the current IP/s. Multiple shares are available in an IP up to a maximum share of 49.5%. Half of a full share and smaller shares may also be available upon request subject to a minimum of 2000 per new member. Members are able to top up their investments periodically (month by month, quarter by quarter etc) if this better supports their investment funds mustering process. e.g. in sums of 2000, 1000, 500 or 300 etc. Whatever the new member can muster to add to their investment. And one of the purchasing models we use (long completions) support this funding model. All funds invested/transferred are fully receipted!

The Med Syndicate now has 10 members (2 Female & 8 Male) with 1 pending, the latest member (TMS10 - P***r) as of July 2019 is an accountant who lives in Lancashire. The syndicate is looking to expand its membership initially to a maximum of 12 as per syndicate policy to give the syndicate more purchasing power so it is able to acquire more and better IP's sooner, thus realise greater equity growth and rental income returns sooner. However, the final membership number will be restricted to a ceiling yet to be determined and is likely never to be greater than 24+1!!

All funds sourced for the next IP/s by investor members go directly into the purchase pot for that IP. There are no fees or any salary paid to anyone in or outside of the syndicate associated with the acquisition of IP's! I the Syndicate Manager & Founder and investor member run the syndicate in the interest of the membership in helping all to mutually benefit from our ad/venture.

The property market in Spain is now recovering and is at the base of a projected steady 10 year+ growth curve following the Spanish real estate market crash in 2007/2008. Prices are now 30-40% less than they were in 2007 and in some cases 50%. So much growth potential in the pipeline. The Med Syndicate purchased IP1 3 bed apartment (500m to beach) in Torrevieja in Jan 2016 for 55000 euros for only half the price the apartment was in 2007 (110,000 euros). The same apartment next door was on the market for 117,000 in 2007 also. See attached IP1 Valuation at the time of purchase.

Villa Pinoso - IP3 is a 5000+ sqm plot of build rights land close to Pinoso and only 45km from Alicante. The intention is to add a Villa and pool to the land sometime in the future. - It is owned by 5 syndicate members.

Chalet Pinoso - IP4 is a 2000+ sqm plot of land which slightly borders IP3 and close to Pinoso and only 45km from Alicante. The inteion is to add a mobile home/chalet to the land sometime in the future. - It is owned by 5 syndicate members.

Apartment Santa Cecilia Plaza - IP5 is a 3 bed open plan apartment over looking a plaza in Rojales approx. 4 miles to the beach. Properties rent well here and for longer term. This will be popular with potential tenants/renters.  - It is owned by 8 syndicate members.

Apartment Nations Park - IP6 is a 1 bed apartment with a good balcony which overlooks the pool some 20m away. It is located in Torrevieja next to the Park of Nations and is only 8 mins walk to the beach and 6 mins walk into town. This will be a good rental income generator. - It will be owned once completion is finalised by approx. 9 syndicate members.

Apartment Nations Park East - IP7 is a 2 bed 60 sqm apartment with a pool 15m up the corridor. It is also located in Torrevieja next to the Park of Nations and is only 10 mins walk to the beach and 8 mins walk into town. We are purchasing this apartment for less than the apartments overall purchase costs of June 2006. IP7 will have 6 to 8 sharing members of varying % ownership.This will be a good rental income generator.  - It will be owned once completion is finalised by approx. 6-8 syndicate members.

Apartment Studio Sea View - IP8 is a 1 bed Studio with balcony, pool and sea view. Already fully allocated to existing members.

Member Use of IP's - Syndicate members and immediate family are permitted to use syndicate property for personal reasons i.e. short vacations (1-4wks) when they are not under rental assuming they are fit for habitation and furnished. Any exceptions to the rule will be considered on a case by case basis. The rental due for these short periods will be subject to a 50% discount based on a reasonable investment as specified in section 17 of the SMA. The property must be left clean and tidy after use. If a member wants to rent a property full-time then they would receive a rental discount equivalent to the % share they have in the property+10%. Again this is specified in section 17 of the SMA.

There are 2 kinds of shares which members acquire in an IP

1.   Direct Investment Shares (DIS) – investment funds provided directly from the member for a share/s in an IP

2.   Rental Income Re-investment Shares (RIRS) – investment funds which come from a member earned rental income

A member can choose to reinvest their rental income earned (less expenses) as Rental Income Re-investment Shares (RIRS) in subsequent IP/IPs or take their rental income annually.

Membership and Registration is via a Syndicate Membership Agreement (SMA) which specifies syndicate policies and the way the syndicate operates as well as protects the rights of all concerned.

Investing members are issued with an IP Equity Share Statement (which stipulates the % shareholding of each investing member in an IP) and a set of Equity Share Certificates for each IP they invest in. All members investing in an IP receive a copy of the IP Equity Share Statement (signed, sealed and independently witnessed) and copies of all the certificates of all investing members for an IP.  Along with all the figures associated with an IP investment and purchase. (Including a DIS and RIRS shares breakdown). So, each IP investing member can clearly see the full shareholding breakdown of an IP.
