Wyndham Points

* Your Use Year is the 12 months you have available to use all your points and is determined by the date of your anniversary date.

* Points are placed in your account prior to the Use Year Start Date to allow you to book your vacation as far as 13 months in advance of the desired arrival date for your HOME resort or 10 Months in advance for any other Wyndham Resort. 

The points used to book the reservation will be deducted from the year of travel. 

Unused points expire at the end of your Use Year and will no longer be available for you to use to travel, unless you bank them with RCI.

If you are unable to use all your points before your Use Year End Date, you have options so that you do not lose points.  Options include:  

* Deposit with your external exchange company - RCI (You receive a free RCI membership with your Wyndham Points account)

Give a gift of vacation to family or friends by using a Guest Confirmation 
            OR
Use "Points Deposit Feature"

Points Deposit Feature is a great feature to use when you know you are unable to travel the current use year.  You are able to use this feature on all, or part of your points and prevent them from going unused.
Once points have been “deposited” they are available for you to travel into CLUB WYNDHAMSM Plus reservation only. The points can be deposited up to 3 months after receiving your current use year points. There is a $39 fee to take part of this feature.

If you are a current Wyndham owner with a different Anniversary date then this ownership, there is a chance that Wyndham will realign the anniversary date of this contract to match your current contracts once transferred. If that happens we are not responsible if the points do not show up in your account until your current anniversary date approaches and you will still be responsible for the monthly maintenance fees until you get the points.

If you were a previous Wyndham or WorldMark owner and have gone through their Ovations program, you will not be eligible to own another timeshare from them per Wyndham/WorldMark.

Closing Process: 

When the auction is closed, please provide the following information via email to cswan@TheVacationWarehouse.net: name(s), address, City, State and Zip, daytime phone, email address & copies of the new owners id(s). All information is required within the same day of auctions ending. 

Closing times may vary by location of ownership; and while we make every effort to ensure the speedy delivery of your deed/membership, as a rule, delivery takes approximately 180 days (From all docs being sent to the resort) depending on the resort's specific transfer process).
If you must have this item sooner than the above stated delivery schedule; please do not bid! No exceptions! 

Closing includes: Preparation of deed and state tax forms (when applicable to the transfer of your timeshare). After our legal department gathers and prepares the transfer documentation; we will deliver your deed to the appropriate county clerk or court to be recorded. Lastly, a written notification of the transfer and a copy of the recorded deed are delivered to the resort. 

OUR GUARANTEE 

We GUARANTEE that we will deliver you a clear and marketable title (or membership when applicable) to the property purchased in this auction within 180 days. In addition, if there is an encumbrance on the title, you may return the real property and receive a full (100%) refund.
