In no way is this graded or can an expectation of grading be there please rely on the pictures for condition. The book is solid. The binding is tight for age does show signs of age some paint, flicking cracks some staining all pages are there and in OK to decent condition in my opinion again, please rely on pictures and ask any questions you have.
