This listing is for the old watercolor painting that you see in the photos. I purchased it at an estate sale in Oregon where I was not told it's history. I am guessing that it is from the first half of the 20th century. Maybe the 1930s or 1940s. It is not signed. I leave it to the buyer to decide how old it is. I am guessing that it is an American painting. 

The frame measures close to 11 by 13 3/4 inches. The framed painting weighs close to 1 pound 14 ounces. The area of the painting exposed by the frame measures close to 8 by 10 3/4 inches. There is no glass in the frame. I am guessing that it never had any glass. I think that the opaque watercolor is probably correctly called gouache. I have not examined it out of the frame. It feels like it is probably painted on some kind of paper board. 

The condition is much like you said in the photo. It is generally in very good condition. I see a couple of tiny slightly brown spots in the sky that look to me like they are from age. There is a little paint missing from the frame that is mostly along the side and top of the bottom left hand corner. Otherwise, this item is as shown. My photos should give you a good idea of its general condition. 

I guarantee this painting to be as described and represented by the photos. The photos are part of the description; please look at all of them. I allow three business days for shipping, but I usually ship the same or next day if possible. Please note that the lighting in my photos is uneven, and there might be shadows or reflections. The colors on my monitor look close to but not exactly like the actual colors; different monitors may show different colors. I often say that an item measures or weighs "approximately" because no measurements are exact, and some things are difficult to measure.

I like to leave feedback after I know that the item has arrived and that the buyer is satisfied. I reserve the right to cancel any bids without explanation. I sometimes purchase signature delivery for my more valuable packages because of the possibility of them being stolen off of a porch or damaged by weather. I often, but not always, ship the same or next day. Often, I have a double-walled box custom made for larger items, which might result in a short delay. When I use packing peanuts, they are usually made from biodegradable materials.
