Mesemb seeds are best germinated when temperatures are around 20° day time and around 10° night time give or take a few degrees. 

Fungicide should be used especially if you choose to use a heatbed and hothouse conditions, ie ziplock bags method. 

Seeds from this family usually germinate between two to four weeks but can take several months depending on where you are and time of the year and your individual growing conditions.
