This is a framed Irving Berlin's that's a good girl sheet music. This is made in the USA, and out of Broadway New York. Sheet music looks like it's in pretty good shape unfortunately whoever framed this taped it down so there is some tape on the front page of the sheet music. The order code for this music is "goodgirl".
The front page has a signature on it that says "To my wife Pearl, Ed".
I did a little research and there was a famous couple with the wife named Pearl and the husband was Teddy Johnson, but he went by Edward. I have no proof but it's an interesting coincidence that they were popular during Irving Berlin's day.
