Good condition, some age related crazing on various parts of the tea pot. All houses and items are present on the tea pot and in good condition.

Small glue mark on the Sugar Bowl lid, I believe this is from manufacture as I cannot see any damage (see pictures) Quite rare as it was part of the Lilliput collectors club collection.
