This is a set created by TheUniqueBrick.  They sell instructions only on their site.  You are purchasing not only the instructions for this awesome set, but also all the pieces to make the main set.

 

The instructions also include an Ice Cream truck...pieces for the TRUCK ONLY are NOT included here.  This is for the set and pieces you see in the pictures (also, no mini-figs, animals, bikes, etc).

 

This modern modular building is three stories high.  The Ice Cream Parlor includes ice cream machine, soda machine, Ms. Pacman machine, kitchen, cow statue.

The second and third floor is a modern apartment, all the furniture are in modern style and colors.  The roof is built in SNOT (Studs Not On Top) method.

 

If you purchased all these pieces through brinklink, the estimate (BEFORE SHIPPING) is $437.85

 

 

Please note modifications:

·        The original calls for white and red columns in the front, I customized the set to black, blue and orange (see last picture for original color scheme).

·        The original ICEBERG sign in the instructions was white and orange, this one is blue and orange (see last picture for original color scheme).

·        The baseplate is actually two ½ baseplates (see second to last picture)

·        I added a streetlight and sewer drains to match the LEGO Modular buildings.
