Artist - Cooke Studio - Hyattsville, MD. It is a mixed media piece - probably watercolor & gouache on board. It is covered with a mat and clear plastic. The mat is loose from the painting.
The mat measures approximately 39" x 26". The painting is approximately 38" x 25".
Overall, the actual painting is in GOOD Condition. There are a few scratches and other marks on it, but I don't see any real issues. Most of the issues are with the mat - it has stains, browning and nicks/chips along the edges. The plastic is dirty, ripped and has scratches, as well.
A great piece of history for any architect or collector!
