You will be getting Lady Death The Reckoning 1 25th Anniversary Premium Foil Edition that is in near mint condition.  It is only my opinion.  I am not a professional grader.  It is a first printing.  It comes from a smoke free home.  I will need payment with in 4 days of the sale date.  Steve
