Here we have the Universal Studios 1st printing of the Halloween Horror Nights Tribute to Terror. Graded 9.8 By CGC. This is the only copy in the world that is graded 9.8. The CGC census shows only one other copy graded as a 9.4.
These were incredibly hard to find nice copies of as they were sold during Horror nights and not at a convention or comic shop so the copies were treated pretty rough. Probably went thru 50 copies to find this one.
