4 bed (one bedroom is currently used as an office) 2 bath well built and maintained waterfront house on 1.45 high & dry acres.  This is an opportunity for a discriminating buyer to get a piece of the fast vanishing old Florida complete with majestic towering Spanish moss laden live oaks.  Zone X so flood insurance is not required.  It's on a paved road and has 150ft waterfront with a lighted dock and fish cleaning station. It's navigable with a sailboat or a high free board vessel (no bridges or trestles) to the Nassau River and the ICW and if you're up to it, the Atlantic. The property backs onto a 90sq. mile aquatic preserve from which cooling breezes bless the property.  It's very quiet and private, you can't see your neighbors nor can they see you but it's literally on top of all facilities: Jacksonville airport, shops, supermarkets, hospitals, schools, dentists, highways and Interstates etc. 11 miles to the beach.  Grade "A" schools.   Re-plumbed and rewired.  Trane heat XLR pump (the best Trane ever made), water softener, aerator, wheelchair friendly, U drive with two entrances to the road.  3 full hookup RV pads for your friends and relatives when they visit, or a family compound, rental pads or an AirBnB income.  Workshop, 2 vehicle carport and a covered area for your trailer, mower etc.  All electric. Wells and septic systems so there are no water or sewer bills.  2 light poles, 2 interconnected wells.  No HOA.  Super insulated so very low electricity bills.  This is a marvelous place to live but my wife and I are now too old to manage it.  And it's on a high bluff and is classified as Zone X so NO flood insurance is required.

This is a genuine listing.  Everything will be done through a real estate attorney/title company.  No seller financing nor rent to own is available.  Flippers should not waste their time replying.

This place in built like a tank, pressure treated  2" x 6" rafters and joists, the roof is sheathed with 3/4" CDX, wall plates bolted/rebarred to the slab.  Constructed of  brick, concrete block and concrete lintels etc.  The outside fixings: nails, cable clamps/screws, deck screws, brackets, sister bars etc are stainless steel.  When the stick built OSB clad plastic siding "houses" builders are throwing up everywhere now-a-days have been washed, blown or worn away this house will still be standing strong.  We are self insured.  However, some people may want insurance and seemingly some insurers insist on new roofs so for a full price offer we will make a $30,000 reduction (to a selling price of $795,000) for a new roof and new flooring.

Cash is king!

The property is in Nassau County, N.E. Florida next to the Georgia border.  The climate here isn't like it is in the rest of Florida.  We get 4 seasons a year and in the decades I've lived here I've known it snow a few times enough to write your name in it on a windscreen but it's gone in  about 30 minutes.  The weather from mid October to Mid June is delightful.  Outside of those months especially in July and August it can be hot and humid but it's no worse than New York, Los Angeles and many other places in America I've visited.
