1. Item Description:

   The house kit is made of first grade northern pine. This building kit is the perfect solution for anyone looking for an eco-friendly house, first or second home, or a beautiful log house without the exorbitant expense. You can choose different options and designs. 

This kit has not yet been produced. You have the possibility to make changes to the plan. In example - if you would like to add more windows to this project.

NOTE: It is possible to produce a house according to your design or a design you like from another manufacturer. We will be happy to calculate the cost of the house set according to your layout. Contact us to get the price of your project.

PRODUCT OVERVIEW UNITED SHELL PACKAGE KIT:

Lead time:

- Architectural plan of the house: architectural plan of the house, including layout of the house on the plot of land: up to 20 business days

- Production, after acceptance of the project by the client: up to 45 days

- Delivery (free of charge): 35-55 days to the sea port of destination (closest to the construction site). Delivery up to 500 miles from the sea port is also included. 

- Assembly: Not included. The Client should order kit assembly separately.

Payment terms:

- 10% of initial total price to start working on the project until full acceptance of the plan. Unlimited adjustments to the existing plan + unlimited changes to meet local building codes.

- Before the start of production - down payment of 50% of the confirmed final price.

- The remaining 40% to be paid just before delivery.

2. Wall set

• Sill plate board to  (larch wood) to put it under the walls and protect the wall beams from moisture  - 2” х 7,9” (50x200 mm) - (for slab type foundation - highly recommended option)

• Strapping beam (with pile foundation) (at least 5.9”x5.9” (150х150 mm) - may be thicker depending on the project)

• Log wall system: first grade white pine (free of knots and wood defects, for increased durability of the beam)  Stable engineered wood – GLT. interlocking profiled Logs with cups according to the house project.
  
  The logs are presented in 3 sizes in width and 2 in height - as illustrated in the gallery above.

Available Log Width - 6,5"; 8"; 9,68"; (165; 204; 246 mm) - price is given for 8" (204 mm) thickness option - optimal solution for year-round living in the middle climatic zone, in terms of the ratio of cost and energy efficiency. 9,68" - is for the most frosty and windy regions, like north of Canada or Syberia.

Available Log Height - 7,28"; 10 5/8"; (185;  270 mm)  - price is given for 7,28" (185 mm) height option. Higher logs are used in bigger houses, where the larger size of the log correlates more with the scale of the building.

The U-value for the calculated beam wall is 0,585. It means, that 8" (204 mm) thick laminated timber wall is equivalent to an 31,5" (80 cm) brick wall)

Cutting of material according to the project design, with the cutting of the end grooves, with protective finishing of the ends, ready to paint. Sanitized and kiln-dried, pre-cut corner joinery system, pre-cut spline notches, pre-cut window and door openings (*minor trimming and odd-shaped openings may need to be cut on-site). Log wall erection diagrams included. Log bundles are well factory wrapped from six sides.

Internal walls are made in a framed design - to reduce the final cost and the possibility of various interior finishes. The use of beams for interior walls is an option, and is available at an additional cost. In this case internal finishing won’t be needed - which is lowering final cost and speeds up moving in.

• An intertwined seal for corner joints

• Laminated beams structural posts - 8” х 8” (200x200 mm) - where required by project.

• The casing frame for window and door installation is 1.6" x 2" (40x50 mm) dry planed block. It is installed inside the window opening, so that the shrinkage of the house after assembly does not change the size of the opening where the window is installed.

• Boards for extension jambs for installation of windows and doors, engineered wood 1,6" x 7,9" (40x200 mm)

2. Elements of floors (only in case of pile foundation)

• Floor joists - planed wood (Glue Laminated Timber beams)

• Subfloor - sawn board 0,6" (15mm)

• Stopper bar - sawn block 1,6" x 1,2" (40x30 mm)

3. Roof elements

• Roof battens - sawn board 1" (25mm)

• Ventilation battens - sawn bar 1,7" x 2" (43x50 mm)

• Roof truss system - engineered wood (Glue Laminated Timber beams)

• Inner solid roof sheathing - sawn board 0,6"(15mm)

• Inner ventilation battens - sawn bar 1" x 2"(25x50mm)

4. Exterior finishing materials

• Eaves soffit - planed board 0,8" x 4,7” (20х120 mm) - where applicable by project

• This log house kit is made of high-quality northern white spruce, easy for professional assembly. You are buying only the prefabricated log kit. please read above what is included in the kit. no labor or any other materials are included! Average time for assembly of the kit by an experienced team of 2-3 workers is 30 - 45 days. 

• This kit does not include windows, doors, plumbing, electrical, fixtures such as toilets sinks or cabinets.

• Foundation, wall erection, interior finishing, stairway, plumbing, hvac, electrical are to be paid by buyer separately to local suppliers. We are willing to provide free consulting to make your building experience as smooth as possible, however we can not provide you assembly service.

• Roof insulation and covering can be included into the kit at additional cost.

• All permits and related fees are the purchaser's responsibility.

• the buyer is responsible to meet the building permits and requirements in their state/county. so please check at your county building department office to find out what is required. We are willing to provide free consulting to make your building experience as smooth as possible.

• manufacturing is custom and orders take generally up to 60 days to receive since the customer approves the structural drawings.

• house kit manufacturing will not begin until the full payment conditions are met.  

• payment:  wire transfer (SWIFT/SEPA)  unless other arrangements are made prior to purchase.  

• shipping:  freight inside the USA will be paid by the buyer. Delivery from our facility in Poland to the US is paid by the seller.

• You can arrange your own pick up from the warehouse in the nearest sea port to you.

• Shipping on the European continent usually takes less and much cheaper. Please, contact us for precise quotes.

PRIOR TO PURCHASE:

• Construction experience is required to assemble this building package. It is recommended that a professional contractor be hired to install the kit if the purchaser is not qualified.

• Check with your local building official or Code Enforcement Office to obtain necessary permits and review possible site zoning, foundation and building requirements or restrictions (including, but not limited to: frost depth, soil-bearing pressure, drainage, etc.).

• Ensure that the building requirements meet the specifications of the building package kit (wind, seismic, snow load, exposure, etc.).

• In some cases, engineering criteria required for your build site may warrant a building plan different from the standard.

• LogLuxe will work with your licensed local architect to provide a suitable solution for your zoning requirements.

LOGISTICS AND PACKAGING:

• Our products are well shop-packed, which ensures the preservation of details during loading and unloading, transportation and storage. 

• The transportation package is compiled of details of the same section area and length. 

• Transportation packages are wrapped from 6 sides in waterproof polyethylene packing tape.
