Our Titania garden office range has a specification far better than any competitor. This office has a secure 12-point locking system and Wide Opening French Double Doors with a Tall Walkthrough Height. This range also features large 28mm thick double glazed windows with unique Dunster House Domestic Hinges and Multi-Point Locking. Unlike some competitors, we use polyisocyanurate insulation in the walls roof and floor, not Rockwool or bubble wrap. We use polyisocyanurate as we feel it is one of the best thermal insulators you can get.

28mm Double Glazed uPVC

Our garden rooms are supplied with domestic standard uPVC windows and door frames. The wide-opening uPVC French doors on our Titania Garden Office offer you a large walkthrough width of 1.34m or 4’4.75”, which is handy for bringing in bulky items. You can also throw the doors wide to really open up the office to the outdoors, making the most of natural light and fresh air! Our high spec, solid back, door handles are secured internally to prevent them being removed from the outside. The locking system works by pulling up the handle to activate the mechanism before turning the key, and then just simply push down to open once unlocked. The doors (and windows) also feature trickle vents to avoid moisture build-up when closed. Not all double glazing is the same, and what truly makes our double glazing stand out among the rest is the sealed unit. We supply a 28mm, double glazed sealed unit. These units comprise of 2 panes of 4mm toughened glass on either side of a 20mm aluminium spacer bar, designed to absorb any moisture within the sealed unit, which could lead to condensation inside the glazing. These sealed units comply to BS EN 1279 standards. This EN standard covers the requirements for insulating glass units, including thermal and sound insulation. The sealed units are independently tested to show that they will not suffer from any form of condensation within the unit. We’ve been manufacturing uPVC windows and doors for over 30 years – so we really know our stuff!

Secure Multi-Point Locking Systems

Security is important for your garden building, to ensure all your belongings and any valuable equipment is safe. Our uPVC doors feature an industry leading 12-point locking system. Meanwhile, the windows feature multipoint locks with secure key locking handles. Our 12-point locking consists of four shoot bolts, three mushroom headed espagnolettes, three hook bolts, a locking latch and a 6-pin euro cylinder. The windows feature a multi-point locking system consisting of mushroom-headed espagnolettes which move in opposite directions into metal keeps. Why would you risk your possessions by using less? Energy Saving Insulation

You don’t need us to tell you how important it is to have a garden room that is easy to heat, and maintain at the right temperature. Our garden offices feature polyisocyanurate insulation in the roof, walls and floor, creating the perfect space to use as a home office or lounge room. Polyisocyanurate is arguably the best thermal insulation that can be found in any garden building in the market, especially when compared to the more commonly found Rockwool, polystyrene, or foil backed bubble wrap that competitors are supplying. It is known for being a far superior insulative material. You may ask why did we go to such lengths to design a garden office with such high spec insulation compared to other companies. It’s really quite simple, we know that you will be spending most of your time in your garden office, either working or relaxing with the family, so it’s important to be comfortable and satisfied with your purchase. Our insulation helps retain the heat in the winter and keep you cool in the summer, meaning you can use your office all year round. The heat retention properties also help you spend less on your energy bills, by allowing you to not have the heating for on, longer than what’s needed. The inner walls of our garden rooms are made using a fire resistant fibreboard for increased protection. This is a hard-wearing material made from recycled paper fibres and Gypsum (Hydrous Calcium Sulphate). The fibreboard is supplied unpainted so you can design and decorate the interior of your garden room to your own individual style. This material is a good surface for paint and is easy to wallpaper.

Fully Pressure Treated

This timber Office is fully pressure treated as standard. We take the pre-cut lengths of timber and place them in a large pressure treatment tank, where the timbers are impregnated with a non-toxic preservative. We add a colourant during this process, giving the timber a rich brown colour. By pressure treating the timber, we can offer a genuine 10-year guarantee against rot and insect infestation. We only suggest that you apply a good quality water repellent to prolong the longevity of the timber.

Slow Grown Spruce, Not Cheap Pine

Unlike our competitors, we only use high-quality spruce timber on our wooden products rather than cheap pine or mixed timber. Why do we use slow grown spruce rather than the much cheaper knotty pine alternatives? Spruce is considered more stable as it expands and contracts less than pine. This stability means that the spruce timbers in our garden buildings minimise splits from appearing as the timber changes along with the weather. We responsibly source all our timber, where it grows slowly in the cold northern regions. We all know the old adage of counting the rings to see how old a tree is, well our timber grows slower and takes longer to get to size meaning it has more rings in it. This means it has a tighter grain, and each ring helps prevent cracks and shakes from appearing in the densely packed timber. Our wooden garden buildings and climbing frames really are built to last therefore we use only the highest quality, slow-grown spruce. Spruce is much more resilient to warps and splits compared to its cheaper alternative pine. Being a whitewood, it doesn’t discolour anywhere near as much as pine so it is also much more aesthetically pleasing for a garden structure. Considered more stable, less knotty and resinous than pine, spruce will also produce a lot less sap. It is also less dense meaning it is not as susceptible to mould and rot.

If the product is only dip treated, you would need to completely dismantle the whole thing and treat each individual part, each and every year, which would frankly waste your valuable time and money. Installation - We do not offer installation. All our garden buildings have been designed for the DIY market and supplied with full pictorial instructions.

Natural Timber Properties - Despite the care we take in selecting the very best Timber available, it can still be unpredictable as its very nature is to be porous and swell up when it gets wet. Any wooden product will do this throughout its life, but there are a few things you can do to help limit this movement:

Water Repellent Treatment - We would recommend that you use an appropriate water repellent treatment. This helps minimise the amount of moisture that the timber can absorb and thus minimises the risk of any major movement. (Please note: water repellent treatment is not the same as pressure treatment)

Ventilation - Keep your timber building ventilated and to allow any moisture to evaporate. This is especially important if you plan to cover up your walls or floorboards with something (double-check with an expert, that the material is suitable to do so), as moisture can become trapped between layers of non-breathable materials, leading to timber becoming rotten.

Regular Seasonal Maintenance - Whether you opt to build your product yourself, do not be afraid to tighten the odd bolt here and there. Your product is a long-term investment, so it is only right to give it some love and care from time to time. Make sure that it is properly treated before the rainy months.

Fixings Included - For your ease and convenience, we include all the screws, bolts, nails, and other fixing needed to put together your garden building. There is no need to worry about what sort of bolts or size of nails you’ll need. We include all the right fixings for the job as standard.

Foundation - We recommend a flat, level, square concrete base with an allowance of at least 100mm on each side. e.g. A 4m by 3m building would have a base of 4.2m by 3.2m.

Fully Pressure Treated - Our Helena range is fully pressure treated. We take the pre-cut lengths of spruce used on the exterior and place them in a large pressure treatment tank, where the timbers are impregnated with a non-toxic preservative. We add a brown colourant during this process, giving the timber a rich brown colour. By pressure treating the timber, it will be protected against rot and insect infestation for up to 10 years.

No Bespoke Sizes - All our products are sold as advertised and we do not do bespoke sizes. Our model ranges come in different sizes you can choose from. This allows us to ensure consistent quality of our products and precise cuts made by our machines.

Planning Permission - Due to the unique design of a Dunster House product, in vast majority cases our garden buildings can be installed without the need for planning permission. If you are still in doubt, we highly recommend getting in contact with your local authority before making a final purchase.

Delivery Service - All our products are delivered using our own fleet of vehicles, not sub-contractors. Our deliveries take place Monday to Friday between the hours of 8:30 am and 7:00 pm. Please find more information on how your delivery will be carried out on our website and in your order confirmation.

All of our Pressure Treated Timber holds a 10 year guarantee against damage by insects and fungal decay. The guarantee is subject to proper installation and normal residential use. It does not include non-pressure treated wooden parts, and/or any accessories. Accessories and all other parts, including nuts, bolts, screws, washers, etc. are covered for 1 year against manufacturing faults.

This guarantee covers only the replacement of goods, it does not include any travel expenses, labour costs, or anything else involved in the installation or replacement of the parts. The guarantee is voided if the product is subjected to abuse, negligence, improper use, Acts of God, modifications, attachment to equipment other than our own, or if used for non-residential use.

Timber Properties

Timber is a natural product that may change colour over time and adapt to various weather conditions. Splits, cracks, and shakes that may appear are perfectly normal and should not affect the overall strength and durability of the timber. Wood knots and knot holes are not covered by the guarantee as these naturally occur in all wood.
