Good condition, some age staining. Unsure of the era here - the front embroidery is meant to be seen as the back is plain. So this could either be last quarter of the 18th century or sometime in the victorian period up to the 1860s. Its too wide to be regency. The style of the embroidery looks 18th c to me as well.

Hand stitched and looks like a homespun cotton. Waist is gathered all around.
